Dallas’ tallest tower is shopping for retail tenants

The 72-story building has almost 40,000 square feet of lower-level retail space and 1.8 million square feet in offices, with current tenants including Grandy's, Urban Coffee, Best In Burger and Asia Wok. Building owners have hired Dallas-based retail real estate firm Weitzman to fill up the empty spots with new restaurants and shops. The retail center is across the street from downtown’s Civic Garden park and is connected to the nearby Westin Hotel at One Main Place. There is a more than 300,000 daytime population within three miles of the tower, and the retail space offers the advantage of downtown's highest-profile location and the benefits of increasing business and visitor activity and a strong residential base.

Dallas’ tallest tower has a new plan for its retail.

The 72-story Bank of America Plaza on Main Street has almost 40,000 square feet of lower-level retail space to go along with its 1.8 million square feet of offices.

About a fourth of the high-rise’s retail is currently vacant.

And building owners have just hired Dallas-based retail real estate firm Weitzman to fill up the empty spots with new restaurants and shops.

Most of the available storefronts are on the street and in a lower-level concourse that connects the building to the nearby parking garage and other downtown towers.

Current retail tenants include Grandy’s, Urban Coffee, Best In Burger and Asia Wok.

Weitzman’s Giovanni Scardino and Addison Gragson are scouting tenants for the rest of the tower’s retail space – some of which went dark during the COVID pandemic when downtown workers were sent home.

“The retail space at Bank of America Plaza offers the advantage of downtown’s highest-profile location and the benefits of increasing business and visitor activity and a strong residential base that will soon see the addition of more than a thousand new residential units,” Scardino said.

The retail center is across the street from downtown’s Civic Garden park and is connected to the nearby Westin Hotel at One Main Place.

There’s a more than 300,000 daytime population within three miles of the tower, according to Weitzman.

Completed in 1985, Bank of America Plaza is known for its signature green lighting and lofty presence on Dallas’ skyline.

Since 1998 the tower has been owned by Metropolis Investment Holdings, a Chicago-based real estate firm that manages assets for a German family investment group.
